Terms & Conditions

Before proceeding with the booking request you must read terms and conditions below.


  • All prices are VAT included.
  • All prices are per apartment and include overnight stay only.
  • The price includes utilities, crockery, bed linen and towels, the use of household appliances, TV, air conditioning, garden, laundry room, private parking.
  • The price includes cleaning check-in and check-out.
  • To request cleaning during the stay is required 24 hours notice. The cost of each extra cleaning is 19 € and includes linen change (there is no dishwashing service included).

Children and extra beds

  • The property has double and single beds (see specific apartment). You can not insert extra beds.
  • The structure is optimized to accommodate a maximum of 4 or 6 people per apartment. It is not possible to stay more people than those described in each property page.
  • If you want to rent the whole structure you have the possibility to have up to 10 beds and the exclusive use of the entire villa and the large garden.
  • Children under 2 years stay free sleeping in the beds there, or you can request a cot at a cost of € 5 per day.

Payment methods

  • To confirm your reservation you must pay a deposit of 30% of stay by, bank, paypal, money order or credit card, without which it is not possible to confirm the reservation.
  • The management reserves the right to pre-authorize credit card.
  • The balance is due entirely to the check-in. We accept cash and major credit cards.
  • Any SMS message to a request for authorization on your credit card statement does not refer to a withdrawal but simply to the provision of the amount (without collection of the money) equal to the cost of one night.
  • The amount is a guarantee of the b & b and is collected only in the case of No-Show (non-arrival of the guest).

Check-in and Check-out

  • Check-in is normally from Monday to Sunday, from 14.00 to 20.00. We kindly ask you to tell us your time of arrival, even approximate, via email or SMS to the number + 39-345-5938466 since there is no reception.
  • For any other need simply timely communicate a different arrival time and our staff will be available to you even at times other than those listed (it may incur an extra charge of 15 € for check in the nighttime). The arrival times not agreed upon could lead to waiting times for check-in that can not be assessed. So please tell us your telephone number so we can contact in the absence of agreement or confirmation upon your arrival.
  • The check-out is by 10:00 am, always by arrangement with the facility staff.

Policy on changes and cancellations

  • Cancellations must be received in writing only by e-mail or fax. The cancellation does not involve any charge if made at least 7 days in advance. For cancellations received after this deadline will be charged the amount equal to one night. Reservations and cancellations will be valid after confirmation of the structure.
  • For special periods (like New Year, Easter, Assumption), to secure the booking may be required to pay a deposit of 50% of the total. In case of cancellation, with at least 3 days in advance, the deposit will be returned within 15 days from the date set of arrival.


  • You can use the free private car park. To visit the area you should use the car.

Other important information

  • The structure does not comply with the rules for the disabled, we are working so that we can open to all our facilities.
  • Pets are allowed by arrangement with the management. Customers are required to enforce the rules to their own animals not causing disturbance to other guests and not creating damage to the structure. It may be asked for a deposit.
  • All apartments are non-smoking. In the garden is allowed, subject to any other guests, and the nature of the structure.
  • The garden is open at all hours and is available directly from the apartment. it is strictly forbidden to throw cigarette butts or other waste on the ground; It is requested to use the appropriate bins, respecting the collection.
  • For special requests you can contact us by telephone, warning of possible needs with more advance as possible.
  • All customers should inform management regarding the entry and departure at the property as required by law releasing a copy of the ID / passport ( non-citizens residing in the EU).
